CATEGORIES OF ARBITRARY
The completely arbitrary constructions (category A) or arbitrary constructions that violate the sizes of coverage in a percentage greater than 40% or buildings that violate the legal height in a percentage greater than 20% and do not exceed 250 sq.m. for residential use per property or the 1,000 sq.m. total in the building (category B)
ARBITRARY FINE
The fine is calculated according to the size, the zone value of the area, the age, and other urban dimensions
FAVORABLE SETTINGS
• 10% discount in the case of a one-time payment of the fine and 20% in the case of a one-time payment of 30% of it.
• 20% discount for a main and unique residence.
• 70% to 85% discount for vulnerable population groups, such as the disabled, those with many children, those with three children, the unemployed, beneficiaries of social solidarity income, returnees, single-parent families
• 50% discount for arbitrariness in listed buildings.
• 30% discount for arbitrariness in settlements that have been labeled "stagnant".
• 30% to 50% discount for buildings that have completed their energy upgrade
• 30% to 60% discount for buildings that have completed their static strengthening
FIRST FINES
• 250 euros for a surface up to 100 sq.m.
• 500 euros for a surface of 100 sq.m. to 500 sq.m.
• 1000 euros for a surface of 500 sq.m. to 2,000 sq.m.
• 4,000 euros for a surface of 2,000 sq.m. to 5,000 sq.m.
• 10,000 euros for a surface of more than 5000 sq.m.
INCREASE IN FINES BY CATEGORY
• By 10%, for areas of special protection.
• By 20%, for affiliation from 1/10/2020 to 30/9/2021.
• By 25%, for affiliation from 1/10/2021 to 30/9/2022.
• By 30%, for affiliation from 1/10/2022 to 30/9/2023.
• By 35%, for affiliation from 1/10/2023 to /9/2024.
• By 40%, for affiliation from 1/10/2024 to 31/3/2
